Historically, the district was perceived primarily as an established residential area with Soviet-era housing stock, industrial zones and a strong dependence on surface transport. The opening of the Seligerskaya and Verkhnie Likhobory metro stations, improvements in transport connectivity and large-scale residential development have substantially changed its positioning.
Today, the district combines older housing stock, modern completed comfort- and business-class residential developments, and large projects where individual buildings are still under construction.
For buyers, this creates a wide range of options, but it also makes the district's average price insufficiently informative.
An apartment in Lyubov i Golubi, Ilmensky 17, Level Seligerskaya, Trinity, Kinetik or Seliger City may be located within the same part of Moscow while belonging to a different market class, stage of completion and pricing context.
Real estate in Western Degunino should therefore be analysed sequentially:
Administrative district: Northern Administrative District of Moscow
Market profile: established housing stock + modern comfort class + business class + large multi-phase developments
Key areas: Seligerskaya, Ilmensky Proezd, Dmitrovskoye Highway, Verkhnie Likhobory
Main comparison factor: proximity to the metro, class, legal status and completion of the specific building
Key risk: mixing primary and secondary markets, completed and under-construction buildings, residential apartments and non-residential apartments, as well as properties with substantially different levels of interior finish
REPI · Western Degunino — RUB 560,000/m²
Calculation date: 25 September 2026
Western Degunino demonstrates how strongly new transport infrastructure and large-scale development can transform a local real estate market.
For many years, one of the district's limitations was insufficient access to rapid public transport.
The situation changed following the opening of Seligerskaya and Verkhnie Likhobory.
At the same time, active redevelopment began around Ilmensky Proezd, Deguninskaya Street and Dmitrovskoye Highway.
As a result, a new market of modern residential developments emerged alongside the established housing stock.
This fundamentally changed the structure of supply: buyers now choose not only between different buildings, but between different generations of urban environment.
This is the district's main cluster of modern residential development.
Seliger City, Lyubov i Golubi, Ilmensky 17 and other modern projects are located here.
The micro-location's main strength is the combination of metro access, newer housing stock, and established or still-developing commercial and social infrastructure.
At the same time, buyers need to consider development density, neighbouring buildings, future construction phases, floor level and window orientation.
It is particularly important to distinguish the established secondary market from properties that are still under construction or in the process of being occupied.
The legal status of the premises also requires particular attention. In some developments, residential apartments and non-residential apartments may coexist and should not automatically be combined within the same residential sample.
This is the southern part of Western Degunino's modern residential market.
Proximity to the Verkhnie Likhobory metro station and major transport routes is particularly important here.
Kinetik, Level Seligerskaya and other new projects are located in this area.
Level Seligerskaya illustrates the specifics of multi-phase development particularly well: buildings 1 and 2 have already been completed, while subsequent buildings form part of the project's continuing development.
Therefore, even within a single development brand, completed apartments and buildings under construction need to be analysed separately.
Outside the main new-development clusters, a significant part of Western Degunino remains an established urban residential area.
Here, buyers gain access to more traditional housing stock, established infrastructure and, as a rule, a different entry-price level.
However, the condition of the specific building, engineering systems, entrance areas, parking, apartment layout and legal history become more important.
Western Degunino's housing stock can be divided into several main layers.
The first is established Soviet and post-Soviet housing.
The second consists of modern completed mass-market and comfort-class residential developments.
The third includes higher-quality contemporary projects that, in certain respects, compete at the upper end of the local market.
The fourth consists of buildings under construction within large developments.
The fifth consists of non-residential apartments and other premises whose legal status means they cannot automatically be compared with ordinary residential apartments.
These categories should not be mechanically combined into a single district-wide average price.
This filter is particularly important in Western Degunino.
Lyubov i Golubi is the clearest example.
Public information for the development includes both residential apartments and non-residential apartments.
As a result, aggregate statistics for the entire project may combine premises with different legal statuses.
For residential REPI, Russian Estate uses only properties presented in the public market as residential apartments.
Non-residential apartments are excluded from the residential sample.
When purchasing a specific property, however, the public listing description is not sufficient: the legal status of the premises must be confirmed through the underlying documents.
This is another key analytical principle for Western Degunino.
Large developments may simultaneously contain completed buildings with an established secondary-market supply and new phases where buyers are purchasing at a different stage of the property's lifecycle.
In a completed building, it is possible to assess the actual quality of entrance areas, courtyards, lifts, property management, sound insulation, views and surrounding development.
In a building under construction, some of these characteristics cannot yet be assessed directly.
The transaction structure, timing of property delivery and range of buyer risks also differ.
Russian Estate therefore does not combine a completed building and a construction phase into a single benchmark simply because they share the same development brand.
Using a single average price per square metre for the entire district is incorrect.
Older housing stock, modern completed buildings near the metro and new construction have different pricing characteristics.
Apartment size, floor, view, condition, interior finish and the specific position of the building create additional price dispersion.
Small apartments can demonstrate substantially higher prices per square metre than family-sized units.
Apartments with expensive designer interiors may also carry a significant premium over the underlying real estate value.
A cleaned sample of comparable properties is therefore required to assess a specific apartment.
As of 25 September 2026.
REPI — Russian Estate Price Index — is a benchmark based on public ASKING prices within a selected sample of quality completed residential housing in the district.
It is not the average price of all Western Degunino listings and does not represent registered transaction prices.
Only completed residential apartments are included in residential REPI.
Buildings under construction are analysed separately.
Non-residential apartments are not included in residential REPI.
For each suitable development, a project-level or house-level benchmark is first established based on the structure of the public market supply.
Obvious duplicates, extremely small formats, unique view properties and apartments with expensive individual interiors are considered separately.
Projects are then compared without automatically giving a development greater weight simply because it has more published listings.
Six segments of the completed modern residential market were used for the current calculation:
Lyubov i Golubi — residential apartments only
Ilmensky 17
Level Seligerskaya — completed buildings only
Trinity
Kinetik
Seliger City — completed secondary-market supply
Each project receives one project-level weight.
This approach reduces the influence of large developments with numerous listings while preventing a single small apartment or expensive designer property from determining the index for the entire district.
The resulting benchmark is:
REPI · Western Degunino — RUB 560,000/m².
Russian Estate does not expand its recommendations to reach a predetermined TOP-5 or TOP-10.
For Western Degunino, we highlight:
Seliger City
Kinetik
Level Seligerskaya
Ilmensky 17
Lyubov i Golubi
This is not a ranking.
Each development represents a different purchase scenario, and every individual apartment should be analysed separately.
Seliger City is one of the key projects that shaped the modern real estate market around Seligerskaya metro station.
The development stands out for its scale, contemporary architecture, landscaping and proximity to the metro.
At the same time, its scale is precisely why the name of the development alone cannot serve as a sufficient pricing benchmark.
The specific building, its completion status, position within the development, floor, window orientation and surrounding construction need to be assessed.
For a buyer of a completed apartment, it is particularly important to compare the property specifically with comparable completed units.
Buildings under construction or newly released phases should not automatically determine the benchmark for an already established secondary market.
Kinetik is a modern high-rise residential development in the Verkhnie Likhobory area.
One of its main advantages is proximity to the metro.
Floor, view, apartment size and quality of the interior are particularly important when assessing apartments in the project.
Small apartments on high floors with designer finishes can demonstrate very high ASKING prices per square metre, meaning that a mechanical average can materially distort the underlying property value.
Kinetik is useful as a benchmark for the upper end of Western Degunino's modern completed market, but requires adjustment for interior, format and view premiums.
Level Seligerskaya is a modern comfort-class project in the southern part of Western Degunino.
Buildings 1 and 2 have been completed and form the finished part of the development.
It is specifically the completed residential supply in these buildings that can be used when analysing the district's secondary market.
Subsequent buildings should be considered separately until a fully established completed secondary market has formed.
For completed apartments, the actual quality of property management, building position, floor, view and condition of the specific unit are important.
Level Seligerskaya therefore simultaneously provides an example of a completed residential market and demonstrates why a multi-phase development must be separated by building and stage of completion.
Ilmensky 17 is a completed modern residential development near Seligerskaya metro station.
Its value for analysing the district comes from the presence of an established secondary-market supply.
This makes it possible to compare actual completed apartments rather than only developer offerings.
At the same time, the price range within the project can be substantial because of apartment size, floor, renovation and included furnishings.
An individual listing should therefore not automatically become the benchmark for the entire development.
Lyubov i Golubi is a completed development on Deguninskaya Street that is relevant when analysing the quality segment of Western Degunino's residential market.
The project's main methodological feature is the presence of both residential apartments and non-residential apartments.
Using the aggregate average price of the entire development for residential analysis is therefore incorrect.
Russian Estate includes only properties presented as residential apartments in the Lyubov i Golubi residential sample.
Non-residential apartments are excluded.
Apartment size, condition, floor, renovation and possible duplicate listings are also checked.
After this filtering, the development becomes a useful benchmark for the lower end of the district's modern quality completed market.
When purchasing a specific apartment, its legal status should be confirmed through documentation regardless of the wording used in the listing.
Trinity is another important benchmark for Western Degunino's modern market.
The project helps assess the central part of the district's price range for quality completed housing.
When comparing properties, the specific building, apartment size, floor, finish and condition need to be taken into account.
Within REPI, the project receives the same weight as the other selected developments regardless of the number of published listings.
Dmitrovskoye Nebo belongs to the new wave of development around Dmitrovskoye Highway.
For district-level research, the project is important primarily as an indicator of the continuing improvement in the quality of new supply.
However, a property under construction should be analysed separately from completed residential REPI.
Developer pricing reflects not only the district's current condition but also expectations regarding the future quality of the project.
SVET is part of the new supply in Western Degunino and expands the choice of modern housing in the district.
For buyers, the construction stage, specific building, layout and future surrounding development are critical factors.
Until the project has developed a fully established completed secondary market, it should not be used on the same basis as completed buildings when calculating residential REPI.
A significant part of Western Degunino was built before the current development wave.
Older housing can provide a substantially more affordable entry point into the district.
Buyers also benefit from already established urban infrastructure.
However, the condition of individual buildings varies.
The building series and year of construction, engineering systems, entrance and facade condition, parking situation, apartment layout and legal history should all be checked.
Comparing an older building with a modern residential development solely on the basis of price per square metre is inappropriate.
This is one of the district's most significant factors.
Seligerskaya and Verkhnie Likhobory have created distinct modern residential clusters around them.
Ilmensky Proezd, Deguninskaya Street, Dmitrovskoye Highway and more distant established neighbourhoods offer different residential scenarios.
New comfort-class housing and more expensive modern products should not automatically be combined into a single average price.
A residential apartment and a non-residential apartment may be located within the same development, but this does not make them fully comparable properties.
The legal status of the specific premises should be confirmed through documentation before a transaction.
A completed apartment and a property in a building under construction belong to different markets.
Within a large development, an individual building may have its own advantages and disadvantages.
In modern high-rise developments, these factors can create a noticeable price premium.
Small apartments often have a higher price per square metre.
A studio should therefore not be used as a direct benchmark for a family-sized apartment.
A designer interior can materially increase the ASKING price, but its value should be analysed separately from the underlying value of the real estate.
In a developing location, buyers should assess not only today's view from the windows but also possible future construction of neighbouring buildings.
Substantially improved transport accessibility.
Seligerskaya and Verkhnie Likhobory metro stations.
A broad selection of modern housing.
The ability to choose between completed secondary-market properties and new developments.
Continued improvement of the urban environment.
A more accessible entry point compared with many established quality districts closer to central Moscow.
An uneven urban environment.
A combination of residential areas with major transport infrastructure and former or active industrial zones.
Continuing construction.
Significant differences in quality between individual micro-locations.
High development density in some new residential clusters.
Risk of overpaying for a new development without analysing completed secondary-market alternatives.
The need to separately verify the legal status of premises in projects with mixed property types.
The district may be attractive to buyers who want a modern apartment near the metro at a budget below that required in many more central Moscow districts.
There is a particularly broad choice for buyers considering modern developments around Seligerskaya and Verkhnie Likhobory.
The district may also appeal to buyers willing to accept the continuing transformation of the urban environment in exchange for modern housing stock and transport accessibility.
Western Degunino may be less obvious for buyers looking for a fully established prestigious residential environment.
Some parts of the district still have a pronounced industrial and transport character.
In newer neighbourhoods, the density of future development and ongoing construction need to be considered.
Buyers for whom a low-density, intimate and consistently premium environment is critical will find fewer suitable options in the district.
Western Degunino's investment potential is primarily linked to transport accessibility and the continuing renewal of its housing stock.
However, the fact that an apartment is located near the metro does not by itself guarantee an attractive investment.
A large volume of new supply creates competition between property owners.
This is particularly important for smaller apartments in large developments, where numerous similar properties may be offered simultaneously.
It is therefore necessary to assess not only potential demand but also future competition.
For an investment apartment, the entry price, distance to the metro, layout, legal status, completion, quality of the building and number of direct comparables are particularly important.
Western Degunino is an example of a district where new transport infrastructure and modern development have noticeably transformed the real estate market.
This does not mean, however, that the entire district has become homogeneous.
Older and newer development coexist.
Even within the modern segment of the market, residential and non-residential apartments, completed buildings and buildings under construction, small investment formats and family apartments need to be separated.
The working formula for the district is therefore:
REPI · Western Degunino as of 25 September 2026 — RUB 560,000/m².
Russian Estate helps buyers compare completed apartments, secondary-market properties and new developments in Western Degunino.
The search begins with the budget, preferred metro station, micro-location, class, legal status, stage of completion, size, view, parking and interior-finish requirements.
In multi-phase developments, the specific building and future surrounding construction are assessed separately.
In developments with mixed legal statuses, the status of the specific premises as a residential or non-residential apartment is checked separately.
