Voykovskiy

Voykovsky is a market where neighbouring buildings can offer very different living environments. The correct approach is therefore to choose a specific combination of micro-location, building and apartment rather than buying the district in the abstract.

Why Voykovsky Matters to Property Buyers

The district combines strong transport connectivity, access to major green areas and the reservoir with a relatively limited number of completed modern high-quality residential developments.

The transport advantage also has a downside. Leningradskoye Highway and other major roads make noise, window orientation and actual distance from traffic especially important.

Voykovsky Property Selection Formula

micro-location → legal status → building → apartment → price

The administrative location of the address and the legal status of the premises should be checked first. Building and specific block quality come next. Only then is it meaningful to compare an individual apartment and its price per square metre.

Voykovsky Micro-Locations

Voykovskaya and Staropetrovsky Proezd

One of the most convenient parts of the district for metro and MCC access. The building's position relative to Leningradskoye Highway, courtyard quality and actual walking distance to transport are particularly important.

Golovinskoye Highway

This is the location of the completed Mayakovsky development. The micro-location combines a modern high-rise residential product with a more established urban environment.

Admirala Makarova Street

This is the location of the large completed Nevsky development. Analysis must separate residential apartments from non-residential apartments because both legal formats appear in public inventory.

Leningradskoye Highway

First-line properties require separate assessment of traffic noise, window orientation and air quality. Marketing geography around Voykovskaya is broader than the district's administrative boundary, so every address should be verified individually.

Housing Stock

Voykovsky's housing stock is primarily Soviet-era development from different periods, supplemented by modern infill buildings and several larger residential complexes.

Older housing requires checks of engineering, common areas, structure, parking and the history of the individual apartment.

For modern developments, management, underground parking, shared spaces, density, views, floor and legal status become key considerations.

Residential and Non-Residential Apartments

Properties within the same branded development should not automatically be treated as legally identical.

In Nevsky, public inventory confirms both residential and non-residential apartments. In Baltiysky, the main residential inventory also sits alongside individual non-residential listings attached by aggregators to the same address.

Russian Estate's residential REPI includes only listings identified as legally residential apartments. Non-residential apartments are excluded.

Property Prices in Voykovsky

The district-wide average combines mass-market housing, completed business class, non-residential apartments and projects under construction. It is therefore not used as REPI.

Current public inventory in Mayakovsky confirms residential asking levels around RUB 590,000–600 000/sq m. Residential apartments in Nevsky show a wider range, from the mid-RUB 500,000s to above RUB 600 000/sq m depending on size, condition and building. Current residential listings in Baltiysky also form a broad corridor around the upper RUB 500,000s/sq m.

REPI · Voykovsky
≈ RUB 600 000/sq m

As of 18 September 2026.

REPI — the Russian Estate Price Index — is an asking-price benchmark for selected quality completed residential stock in the district.

It is not the average of all listings and does not represent registered transaction prices.

Only completed legally residential apartments are included. Non-residential apartments and buildings under construction are excluded.

A cleaned building-level benchmark is established first for every eligible completed development. Duplicate advertisements for the same property, obvious price outliers and non-representative listings are treated separately. The median of the resulting project benchmarks is then calculated, with each project receiving one weight.

Current cleaned basket:

Nevsky — approximately RUB 610,000/sq m;

Mayakovsky — approximately RUB 600 000/sq m;

Baltiysky — approximately RUB 590,000/sq m.

The median of the three building-level benchmarks is RUB 600 000/sq m.

REPI · Voykovsky — RUB 600 000/sq m.

Recommended Residential Buildings in Voykovsky

Russian Estate does not extend the selection to create an artificial Top 5 or Top 10.

Within the strict administrative boundary and completed modern residential stock, we highlight three developments: Nevsky, Mayakovsky and Baltiysky.

This is not a ranking. Each project represents a different buying proposition and every individual apartment requires separate assessment.

Complex Offers
Nevskij 1 View →

Nevsky

Nevsky is a large completed business-class development on Admirala Makarova Street.

Its strengths include a contemporary format, underground parking, landscaped grounds and proximity to the reservoir.

The main methodological issue is mixed public inventory. Both legally residential and non-residential apartments are offered. Legal status must therefore be established before comparing prices.

Building, floor, size, view and interior condition materially affect value within the development.

Mayakovsky

Mayakovsky is located at 10B Golovinskoye Highway.

It is a completed high-rise business-class residential complex built in 2019 with underground parking.

Current public inventory confirms legally residential apartments and individual current asking levels around RUB 590,000–600 000/sq m.

Layout efficiency, floor, view and interior quality are particularly important for buyers.

Baltiysky

Baltiysky is located at 8 Staropetrovsky Proezd and has been commissioned.

Its strengths include walking access to Voykovskaya and Baltiyskaya, a modern building format and underground parking.

Market data requires cleaning: alongside residential apartments, aggregators display individual non-residential apartment listings at the same address. Only residential apartments are included in residential REPI.

Quality Older Housing

Modern developments do not represent the entire Voykovsky market.

Some brick and Stalin-era buildings can contain strong apartments with efficient layouts and quieter positions within established neighbourhoods.

Older housing nevertheless requires separate technical and legal due diligence. Building age alone is neither an advantage nor a disadvantage.

New Development

Level Voykovskaya is under construction at 11 Staropetrovsky Proezd.

According to the developer, buildings 3, 4 and 5 form the first stage, with key handover scheduled from Q3 2028.

The project is analysed as future district supply but is not included in the current completed-stock REPI before official commissioning.

What Determines Apartment Prices in Voykovsky

Micro-Location

Position relative to the metro, MCC, Leningradskoye Highway and local green areas can materially change property quality.

Legal Status

A residential apartment and a non-residential apartment in the same development should not be treated as identical products.

Noise and Window Orientation

For properties close to major roads, these are key determinants of real living quality.

Building and Block

Parking, management, engineering, density, courtyard quality and entrance areas affect liquidity as much as floor area.

Floor, View and Condition

In high-rise developments, floor and view can create a meaningful premium. Expensive individual interiors should be separated from the underlying property value.

Advantages of Voykovsky

Strong transport connectivity, metro and MCC access, the Leningradsky corridor, proximity to parks and the reservoir, and several completed modern business-class developments.

Drawbacks of Voykovsky

Traffic noise, heterogeneous housing stock, a relatively small number of strong completed modern projects and the need to verify legal status carefully in some developments.

Who Is Voykovsky Suitable For?

Voykovsky suits buyers who value northern Moscow, convenient access to Leningradskoye Highway, metro and MCC connectivity, a modern building and access to major green areas.

Who May Find It Less Suitable?

The district is less obvious for buyers seeking an intimate historic central-Moscow environment or absolute quiet with open windows.

Investment Considerations

Liquidity depends on the quality of the individual property rather than the district name alone.

The most durable factors are residential legal status, building quality, efficient floor area, transport connectivity, protection from traffic noise and a rational entry price.

Level Voykovskaya will add future competition, so completed apartments should be compared not only with current resale inventory but also with new supply that will enter the market after commissioning.

Russian Estate View

Voykovsky is a good example of a district where marketing geography and administrative boundaries do not always coincide.

The first filter is therefore the address. The second is legal status. The third is the specific building and block.

Only then does price per square metre become meaningful.

What is included in REPI?

Completed legally residential apartments in selected quality developments. Each development receives one weight.

Are non-residential apartments included?

No. They are excluded from residential REPI.

Are buildings under construction included?

No. They are analysed separately and become eligible only after official commissioning.

Which projects does Russian Estate recommend?

Nevsky, Mayakovsky and Baltiysky. This is an editorial selection, not a ranking.

Why is Severny Park excluded?

A renewed check found conflicting public administrative attribution for the address at 25 Leningradskoye Highway. For strict district methodology, Russian Estate does not include an administratively ambiguous address in the Voykovsky basket without unambiguous confirmation.

Why does Nevsky require a legal-status check?

Because public inventory contains both legally residential and non-residential apartments.

Why does Baltiysky require inventory cleaning?

Aggregators show both residential apartments and individual non-residential listings at 8 Staropetrovsky Proezd. They are separated for REPI.

Why is Level Voykovskaya not included in REPI?

The first-stage buildings remain under construction; the developer indicates Q3 2028 for the start of key handover.

What matters most near Leningradskoye Highway?

Window orientation, actual traffic noise, floor and distance from the highway.

Is Voykovsky suitable for investment?

Potential depends on the individual apartment: legal status, building, layout, entry price and competition from future projects.
