Administrative district: North-Eastern Administrative Okrug
Location: immediately north of central Moscow
Key transport hub: Maryina Roshcha
Main modern segment: business / premium
Key residential projects: JAZZ, MOD, PRIDE
New wave: TATE
REPI: approximately RUB 610,000/m²
Main selection principle: micro-location and the specific building matter more than the district average
For a long time, Maryina Roshcha was not perceived as an obvious premium Moscow location. In recent years, transport transformation and a new generation of residential developments have started to change the market. JAZZ established one of the first notable high-end addresses, followed by MOD and PRIDE.
Maryina Roshcha is located immediately north of central Moscow and forms part of the North-Eastern Administrative Okrug. The district sits outside Moscow's traditional group of central premium addresses while still providing relatively quick access to the city centre and the Third Ring Road.
This is one of the most visible areas of transformation. The MOD residential complex has become one of the symbols of change in this part of Maryina Roshcha.
The PRIDE premium residential quarter forms a distinct, more neighbourhood-oriented and family-focused micro-location.
The JAZZ premium residential quarter is a more established premium product. Legal status is especially important because the development contains different types of premises.
This area should be evaluated particularly carefully from a future-development perspective, including railway infrastructure, planned development and views.
The Maryina Roshcha transport hub combines two metro lines with the D2 and D4 rail diameters. Transport is both an advantage and a factor to consider when selecting a specific apartment.
Maryina Roshcha is not a district with one uniform, polished urban environment. A few hundred metres can materially change the everyday experience of an address.
Maryina Roshcha is not one of the locations where a large park defines everyday life. This criterion should be assessed separately for the buyer's lifestyle.
The district has passed through dacha, railway and industrial stages of development. This historical heterogeneity remains visible today.
Older housing represents a significant part of the district and should not be directly compared with MOD, PRIDE or JAZZ.
This segment primarily includes high-quality completed supply in MOD, the completed part of PRIDE and the residential component of JAZZ.
Projects under construction are analysed separately and are not mixed with the completed market when calculating REPI.
There is no single meaningful price for Maryina Roshcha. Micro-location, building class, floor, view, layout, finishing, parking and legal status all matter.
The Russian Estate Premium Index (REPI) is Russian Estate's proprietary monitoring system for assessing the price level of high-quality residential supply. REPI · Maryina Roshcha
Calculation date: 25 September 2026
The current basket contains three project price references: MOD, the completed part of PRIDE and residential apartments in JAZZ. A cleaned price level is established for each project first; the projects then receive equal weight in the final index.
For MOD, we analyse completed residential apartments. Publicly marketed supply shows a wide price range: size, floor, view and the presence and quality of finishing can have a significant effect on price. Expensive designer-renovated apartments, unique view properties and other clearly unrepresentative listings should therefore not automatically increase the price reference for the entire development.
For REPI, only the completed part of PRIDE is used. Future and under-construction stages are not mixed with completed supply. Prices can vary substantially depending on apartment format, building, floor, finishing and the characteristics of the individual property. A cleaned project price reference is established from comparable completed supply.
JAZZ requires an additional filter based on legal status. Only residential apartments are included in REPI. Non-residential apartments are excluded even when they are located within the same development and may appear physically comparable.
We use publicly available ASKING prices, not registered transaction prices.
The process is:
We remove obvious duplicate listings and separately assess unrepresentative properties such as unique penthouses, extremely small formats, apartments with exceptionally expensive interiors and other properties whose pricing is driven by factors beyond the underlying level of the building.
A cleaned price reference is established for each project first. The projects then receive equal weight: one residential complex should not receive a larger weight in the index simply because it has more listings published.
REPI · Maryina Roshcha — approximately RUB 610,000/m².
REPI is not a valuation of an individual apartment and does not replace property-specific analysis.
Older mass-market stock, projects under construction, non-residential apartments in JAZZ and projects in neighbouring administrative districts are excluded.
JAZZ JAZZ was one of the projects that began changing perceptions of Maryina Roshcha as a high-end residential market. Legal status must be verified.
MOD MOD is one of the major contemporary premium projects. Towers, floors, views and finishing can materially affect value.
PRIDE PRIDE offers a more neighbourhood-oriented and family-focused concept. Buyers should distinguish between completed and subsequent phases.
TATE belongs to the next wave of development and is considered future new supply rather than a benchmark for today's completed market.
The decision should consider completion timeline, renovation cost, changes in surroundings, future competition, purchase terms and liquidity.
Why Can Apartments in the Same Development Have Such Different Prices? View, floor, orientation, privacy, layout, windows, terrace, ceiling height, finishing and parking can all influence value.

Key factors include micro-location, apartment orientation and view, legal status, the development stage of the surroundings and liquidity of the specific format.
The district may suit buyers who value a contemporary building and strong transport accessibility. Choosing Maryina Roshcha also means choosing, to some extent, the district it may become in the future.
Investment potential should be assessed at the level of the individual property, including entry price, future competition, rarity of format, view, floor and layout.
Maryina Roshcha is going through one of the most interesting stages of its development. JAZZ, MOD and PRIDE have established a high-quality segment, while the district remains heterogeneous.
