Khamovniki is one of Moscow’s strongest prime residential markets — and one of its most nuanced.
Property values here are supported by a rare combination of factors: proximity to the historic centre, the Moskva River, substantial green space, excellent schools and social infrastructure, a limited supply of development land, and a high concentration of quality residential buildings.
What truly distinguishes Khamovniki, however, is the range of lifestyles it can offer.
You can choose an address close to the very heart of Moscow around Ostozhenka; a quieter, more intimate setting around Plyushchikha and the Neopalimovsky lanes; a family-oriented environment near Devichye Pole and Novodevichy; the broad avenues and riverfront of Frunzenskaya; or a home directly overlooking the Moskva River on Savvinskaya Embankment.
Administratively, all of this is one district. From a buyer’s perspective, these are several distinct residential markets.
At Russian Estate, we therefore do not believe that buying in Khamovniki simply because the address is “Khamovniki” is a sound approach.

Khamovniki offers something unusually difficult to find in Moscow: a genuinely central location combined with an environment that works exceptionally well for day-to-day living.
Historic city-centre districts often come with dense development, constrained courtyards, difficult parking and limited greenery. More peripheral districts may offer space, modern residential schemes and family infrastructure, but at the expense of a central address.
In its best micro-locations, Khamovniki combines both worlds. Residents can remain close to central Moscow while enjoying the river, embankments, parks, sports facilities, schools, healthcare and a mature urban environment.
The market places a substantial premium on this balance. Crucially, however, that premium is not distributed evenly across Khamovniki.
One of the most common mistakes is to treat Khamovniki as a single location. In Russian Estate’s analysis, the district consists of several distinct micro-markets.
The most central and prestigious part of the district. Historic Moscow, the Cathedral of Christ the Saviour, Prechistenskaya Embankment and the city centre are all close at hand. Here, the exact address matters enormously. Value is driven not simply by floor area, but by the architecture and standing of the building, the number of residences, privacy, views, provenance, the quality of any reconstruction and the availability of parking. Prime prices here can sit materially above the district average. In practical terms, this is a market of its own within Khamovniki.
A more discreet residential environment, defined by historic buildings, smaller streets and lanes, and close proximity to the centre without the more ceremonial character of Ostozhenka. For some buyers, this is precisely what makes the area more appealing. The housing stock ranges from historic residences to contemporary boutique developments.
One of the district’s most compelling areas for families. Green surroundings, proximity to the Novodevichy Ponds, medical and educational institutions, and the relatively calm character of certain streets make this an attractive long-term residential location. Views and a building’s exact position in relation to green space and traffic are particularly important.
A different scale altogether: broad streets, Frunzenskaya Embankment, substantial green space, sports infrastructure and a deep stock of quality housing. The area combines established buildings from earlier periods with well-known modern premium developments. For family buyers, it is one of the most straightforward and liveable parts of Khamovniki.
A prime riverfront cluster in its own right. Views carry exceptional weight here. Two apartments of the same size in the same building may command very different prices solely because of floor level, orientation and outlook. “Close to the river” tells you very little about the quality of the individual property. The apartment itself has to be assessed.
Another distinct residential proposition. Large open spaces, major sports infrastructure, the Moskva River and proximity to the centre create a very different atmosphere. As new prime developments are completed, Luzhniki is evolving into a residential cluster in its own right.
Khamovniki sits immediately adjacent to Moscow’s historic centre. Its value, however, is not simply a function of distance from the Kremlin. The district lies between central Moscow and major recreational areas along the Moskva River, giving residents access to the amenities of the centre together with an environment more commonly associated with less central neighbourhoods.
Khamovniki is well connected to central, western and south-western Moscow. At Russian Estate, however, we do not regard marketing claims such as “10 minutes to the Kremlin” as a sufficient reason to buy. What matters is the buyer’s actual daily geography: home → office; home → school; home → sport; home → restaurants; home → airport; home → country house. In Khamovniki, another metric becomes particularly important: how much of daily life can be managed on foot. Traffic conditions also vary materially from street to street, so accessibility should always be assessed from the individual building, not from the district in the abstract.
Trubetskoy Estate Park, the Novodevichy Ponds, Luzhniki and the river embankments form a powerful recreational network. For a buyer, however, the existence of a park on a map is not enough; the real route from the entrance of the building matters. The same is true of the river. A first-line address does not automatically make an apartment exceptional. We assess orientation, floor level, the quality of the outlook, roads between the building and the river, access to the embankment, future development and the likelihood that the view will remain protected.
Education is one of Khamovniki’s strongest attributes for family buyers. The district and its immediate surroundings have a long-established concentration of schools, universities, medical institutions and academic centres. But we would not recommend buying an apartment simply because a well-known school is nearby. The relevant question is the actual family routine: address → school → admissions → daily route → travel time.
Khamovniki is a mature part of Moscow. Buyers are not waiting for restaurants, schools, sports facilities, shops or healthcare to arrive. Yet daily life differs markedly between Ostozhenka, Plyushchikha, Frunzenskaya and Savvinskaya Embankment. We therefore look beyond the number of amenities on a map and ask whether the immediate environment of a particular building genuinely fits the buyer’s lifestyle.
Khamovniki contains pre-revolutionary buildings, sensitively reconstructed historic properties, Stalin-era architecture, prestigious Soviet-era and institutional buildings, high-quality resale stock, boutique residences, premium residential quarters and contemporary premium and deluxe developments. This is why a single district-wide average price per square metre has limited practical value.
Khamovniki is particularly interesting because buyers can choose between new premium or deluxe schemes and established prime buildings. A contemporary development may offer new engineering systems, underground parking, sophisticated common areas, secure grounds, service, wellness facilities and modern layouts. An established building may offer something new construction cannot replicate: a rare address, historic architecture, a proven setting, an established reputation, protected views and genuine scarcity. At Russian Estate, the age of a building is never a quality criterion in isolation.
There is no single meaningful price per square metre for Khamovniki. A district-wide average blends fundamentally different products: ordinary housing stock, prime resale property, boutique residences, new premium and deluxe schemes and, in some datasets, apartments with different legal status.
What does an apartment in a strong, completed Khamovniki building actually cost today?

What is the current price level for apartments in the completed buildings that a discerning prime buyer should genuinely be considering?
The current REPI benchmark for Khamovniki is approximately RUB 2.2 million per sq m. This does not mean that a good apartment in every selected building can be bought at that level. Some buildings trade materially below REPI; others materially above it. Even within the same building, two apartments of identical size may have very different market values. REPI is a market benchmark, not a valuation of an individual property.
Projects still under construction are excluded. The primary market is analysed separately.
REPI is calculated exclusively from residential apartments. Units with apartment/non-residential legal status are excluded from the index.
Russian Estate selects a TOP 15 basket of strong completed buildings and developments. These are not necessarily the fifteen most expensive. We consider the quality of the building, address, micro-location, reputation, depth of demand, product quality and how representative the building is of the district.
A large development may have dozens of apartments on the market while a boutique residence may have only one or two. To prevent large schemes from dominating the index, we first establish a price benchmark for each building and then calculate the index across the eligible buildings.
The same apartment may be marketed by several brokers at once. Obvious duplicate listings are removed from the calculation.
A penthouse, substantial terrace, exceptional view or other genuinely rare feature may command a significant premium over the normal level in a building. Such properties are important to the market, but they should not automatically set the benchmark for the entire building.
A strong building does not cease to be strong simply because nothing is publicly offered for sale at a particular moment. It may remain in the TOP 15 while being temporarily excluded from the current REPI calculation if there is insufficient public data.
This is not a ranking from first to fifteenth. The TOP 15 is Russian Estate’s editorial basket, designed to represent different parts of the high-quality completed residential market in Khamovniki.

Important: inclusion in the TOP 15 does not mean that every unit in a development is a compelling purchase. TOP 15 and REPI serve different purposes: a completed project may be important to the district’s prime-market map while being excluded from REPI if it does not contain qualifying residential apartments or if there is insufficient public data.
The TOP 15 is not a list of Khamovniki’s most expensive addresses. Its purpose is to capture different forms of high-quality residential product: large premium quarters, boutique buildings, family-oriented developments, riverfront residences and genuinely scarce central addresses. The composition is not permanent. New buildings are completed, the quality of individual projects becomes clearer and secondary-market track records develop. Russian Estate may therefore revise the basket over time.
We deliberately keep projects under construction separate from the TOP 15 of completed buildings and from REPI. The primary market follows a different pricing logic. Price is influenced by construction stage, developer strategy, available inventory, payment terms, building, view, layout and timing of purchase. For each new development, Russian Estate assesses location, architecture, concept, layouts, views, engineering, amenities, pricing, competitive context and resale prospects. Completion does not result in automatic inclusion in the TOP 15; we first need to see how the building performs in reality and where it sits in the established market.
Russian Estate is not trying to build another property classifieds portal. Two apartments of the same size in the same building may be entirely different propositions. Floor level, view, orientation, layout, position within the building, condition, parking, privacy and the owner’s asking price can all change the investment and lifestyle case. Our role is not to show a buyer dozens of listings. It is to identify the small number of properties genuinely worth considering.

The key variables are micro-location, the individual building, view, floor level, layout, condition, parking, privacy and entry price. Even an exceptional apartment can be a poor purchase at the wrong price.
A central location, the Moskva River, substantial green space, family infrastructure, a diverse housing stock, genuine scarcity and strong liquidity for the best properties. The district’s finest addresses cannot simply be recreated elsewhere in Moscow.
The principal risk is paying a premium for the word “Khamovniki” rather than for the quality of the property. A prestigious district does not make every apartment a good apartment. Not every historic building is prime, not every new development is exceptional, not every riverfront address has a good view, and not every expensive apartment is sensibly priced. The second issue is the district’s heterogeneity: five viewings in Khamovniki can produce five completely different experiences because the buyer is effectively looking at different micro-markets. The third is traffic on certain streets. The correct unit of analysis is therefore the individual address, not the district on a map.
Above all, buyers who want to live in central Moscow without giving up green space and family infrastructure. Khamovniki is particularly well suited to families with children, professionals working in the centre, buyers who value walkability, long-term owner-occupiers, and those for whom the river, greenery and scarcity of address genuinely matter.
If the priority is to maximise floor area for a given budget, other districts may be more rational. If most of a family’s daily life is far from the centre, the premium for a central address may add little value. Buyers seeking only high-rise contemporary living with sweeping city panoramas may also find a wider choice elsewhere. The key question is simple: will the family actually use the advantages of Khamovniki every day?
We do not believe that every apartment in Khamovniki is automatically a good investment. A prestigious district does not remove the risk of entering at the wrong price. We consider how scarce the property is, who the next buyer is likely to be, what competes with it, whether the product can be replicated by new construction, how liquid the size and layout are, how much competing stock exists within the building and whether the current asking price is defensible. The best investments are not necessarily the most expensive. They are often properties where a specific quality is genuinely scarce.
Khamovniki is one of Moscow’s strongest residential districts. Its prestige, however, creates an additional risk for buyers: it is very easy to assume that a good district automatically means a good apartment. We disagree. First choose the right micro-location. Then identify the strongest buildings within it. Then select the best apartments in those buildings. Only then should price be discussed.
Do not buy the prestige of the district. Buy the scarcity of the individual property.
