Izmaylovo

Izmailovo is an established green district where a strong residential building can stand out significantly against the surrounding housing stock. This makes choosing the right micro-location and the right building particularly important.

Why Izmailovo Is Interesting for Property Buyers

The district’s principal advantage is the combination of established Moscow and extensive green surroundings. Izmailovsky Park creates a quality of environment that is virtually impossible to reproduce within a newly developed residential quarter through landscaping alone.

However, proximity to green space does not make all Izmailovo property equally valuable. The district contains a large amount of standard housing stock, creating a substantial gap between an ordinary building and a high-quality modern project.

The Izmailovo Property Selection Formula

micro-location → building → apartment → price

First assess the building’s position in relation to the park, metro, major roads and local infrastructure; then the quality of the building itself; only after that compare the apartment and its price per square metre.

Izmailovo Micro-Locations

Izmailovsky Park and Serebryano-Vinogradny Pond

One of the district’s most attractive areas in terms of its surroundings. Here the natural environment becomes a direct factor in property value. Vinogradny is located in this part of the district.

Pervomayskaya Street and the Parkovaya Streets

A more urban part of Izmailovo with established everyday infrastructure and metro access. Housing stock is heterogeneous, so value depends strongly on the individual building.

Nikitinskaya Street

A local cluster of modern residential stock that differs noticeably from the surrounding development.

Sirenevy Boulevard

The completion of a new residential building on Sirenevy Boulevard has introduced a new generation of quality supply to this part of the district.

Housing Stock

Most of Izmailovo’s residential supply consists of buildings constructed in the second half of the twentieth century, supplemented by later infill development. An average district price therefore says relatively little about the quality of a particular purchase.

This is why Russian Estate uses a separate index for quality residential supply rather than relying exclusively on an average district price.

Izmailovo Property Prices

The Izmailovo property market has a wide price range. Mainstream housing stock is priced considerably below the district’s best modern buildings. Within the quality segment, pricing depends on building age, apartment condition, proximity to the park, views, floor, size and renovation quality.

REPI · Izmailovo

REPI · Izmailovo
≈ RUB 500,000/sq m

Russian Estate Price Index · 15 September 2026

REPI provides a benchmark for the price per square metre within the district’s quality completed residential stock, not an average price for all apartments. The calculation uses publicly available ASKING prices.

The basket consists of completed residential buildings with legally residential apartments. A building is treated as completed once officially commissioned. Continued developer sales do not exclude a completed building. Buildings under construction are excluded; non-residential apartments are not mixed with residential apartments; duplicates and obvious outliers are treated separately.

A median asking-price benchmark is established for each eligible building, followed by the median across buildings.

one building / project = one weight

The Best Completed Residential Buildings and Projects in Izmailovo

The number of genuinely strong modern residential buildings is limited. The current Russian Estate editorial selection comprises five projects.

Top picks in this district

Vinogradnyj 13 View →
ZhK "IzMajLovO" 1 View →

The TOP is not a ranking by price. We assess architecture, construction quality, engineering, grounds, parking, location, privacy and the project’s position within the local market.

Vinogradny

One of Izmailovo’s most notable residential projects and an important benchmark for the upper end of the district’s market. Building, apartment position, views, interior condition and total acquisition budget all matter.

IzMayLovO

A modern residential building on Nikitinskaya Street. Asking prices vary significantly between unfinished apartments and turnkey designer interiors, so renovation value should be separated from the underlying property value.

Izmailovsky

The development on Pervomayskaya Street combines Izmailovo’s established urban infrastructure with the characteristics of a higher-quality residential project.

Sirenevy Boulevard, 4/12

One of the newest completed buildings in Izmailovo’s quality basket. It was commissioned at the end of 2025 and contains 416 apartments, underground parking and three-metre ceilings.

A large number of apartments for sale does not give the building a greater weight in the index: one building = one weight.

Izmailovsky 11

A more limited-supply member of the district’s quality segment. A small public listing sample requires caution when establishing a precise price benchmark.

New Projects and Future Development

Izmailovo is not a district of large-scale new residential construction. New buildings tend to appear individually. Projects under construction on Nikitinskaya Street and other future developments within Izmailovo are considered separately and are not included in the completed-housing REPI until official commissioning.

What Determines Apartment Prices in Izmailovo

  • the particular building and its year of construction
  • distance from Izmailovsky Park
  • views and window orientation
  • walking distance to the metro
  • quality of entrances and common areas
  • underground parking
  • floor and layout
  • apartment condition and renovation quality
  • total acquisition budget
  • volume of competing supply within the same building

Particular care is required when comparing renovated and unrenovated apartments.

Advantages of Izmailovo

The principal advantage is the green environment and Izmailovsky Park. Other strengths are established infrastructure and limited modern quality supply.

Disadvantages and Limitations

The main limitations are heterogeneous housing stock and an uneven urban environment. The selection of modern buildings is limited.

Who Is Izmailovo Suitable For?

The district is worth considering for buyers who value greenery, a major park and established infrastructure. It is particularly relevant for owner-occupiers and family buyers.

Who May Find Izmailovo Less Suitable?

The district is less obvious for buyers seeking a large selection of premium new developments within a uniformly contemporary environment or a high concentration of premium lifestyle infrastructure.

Investment Potential

Izmailovo’s investment logic is driven primarily by scarcity of quality product. A strong completed building near the park may retain an advantage over mainstream housing, but layout liquidity, total budget and renovation value must be assessed.

Russian Estate View

When the market is viewed only through an average price per square metre, the quality segment is largely lost within standard housing stock. Russian Estate therefore creates a shortlist of buildings worth considering before comparing individual apartments.
