Alekseevsky has a small but clearly defined upper residential segment. The objective here is not to buy the district’s average square metre, but to select the right building and the right apartment within it.

The district’s principal advantage is the combination of a mature urban environment and relative proximity to central Moscow. Metro access, schools, shops, services, healthcare facilities and established everyday routes are already in place.
The second factor is proximity to major green and recreational areas of north-east Moscow, including VDNKh and Sokolniki. The third is the limited number of modern high-quality residential buildings. A strong contemporary building can therefore occupy a distinct position within the local market.
The first step is to identify which part of the district best suits the buyer’s transport requirements, surroundings and everyday routes. The next step is to select the building, taking into account age, architecture, engineering systems, parking, grounds, entrances and management. Only then should individual apartments be compared. Price comes last.
Alekseevskaya metro station forms the district’s main transport hub. The blocks around Novoalekseevskaya and Staroalekseevskaya streets are particularly important because a substantial proportion of the district’s strongest contemporary developments is concentrated here.
EgoDom and Serebryany Fontan are both located here, but they represent very different approaches to scale, architecture and residential concept. EgoDom offers a more intimate format, while Serebryany Fontan is a substantially larger mixed-use residential development.
The principal contemporary landmark is Lime. The project stands out from much of the surrounding housing stock in terms of architecture, scale and the characteristics expected from a modern business-class development.
The key projects here are 1147 and the earlier Alekseevsky residential development. This part of the district combines a relatively calm residential environment with access to the metro and established Alekseevsky infrastructure. The two projects, from different generations, illustrate the evolution of the district’s quality residential supply.
Alekseevsky is an established district with heterogeneous housing stock: Soviet mass-market housing, later individual residential buildings, monolithic developments and modern business-class projects.
An apartment in a conventional older building and an apartment in EgoDom, 1147 or Serebryany Fontan effectively belong to different market segments even if the buildings are located relatively close to each other.
The range of asking prices within the district is substantial. The strongest modern projects can command significantly higher prices per square metre than mainstream housing stock.
Particular caution is required when using aggregated portal figures. Current listings can include fractional ownership interests, non-residential apartments, expensive penthouses and properties carrying a substantial premium for designer interiors.

REPI provides a benchmark for the price per square metre within the quality completed residential stock of Alekseevsky. It is not the average price of all apartments in the district.
The calculation is based on publicly available ASKING prices. The current basket includes relevant residential apartments in the completed Lime and 1147 developments and the residential apartment component of Serebryany Fontan.
EgoDom is included in the Russian Estate editorial TOP, but its current public listing sample is too small to establish a sufficiently robust house-level benchmark.
A building becomes eligible for REPI after official commissioning. Continued developer sales after completion do not in themselves constitute grounds for exclusion. Buildings and phases still under construction are excluded. Non-residential apartments are not mixed with legally residential apartments. Duplicate listings and fractional ownership interests are removed. Penthouses, exceptionally large apartments, unusual formats and expensive designer interiors are analysed separately.
A median asking-price benchmark is established for each eligible building or project. The median across those projects is then calculated.

The TOP is not a ranking by price per square metre.
EgoDom is the most intimate in scale among Alekseevsky’s principal contemporary developments. Located on Novoalekseevskaya Street, the development consists of two buildings and 114 residential apartments.
The current public listing sample is small. An individual EgoDom listing therefore cannot automatically be treated as a benchmark for the entire development. The building remains in the editorial TOP but is not included in the current REPI.
Serebryany Fontan is one of the largest and most prominent contemporary developments in Alekseevsky, with landscaped grounds and underground parking.
The wider development contains different legal property formats. Russian Estate includes only legally residential apartments in REPI. Compact apartments, larger family properties, homes with expensive interiors and penthouses can produce substantially different asking prices.
1147 is one of the principal completed business-class developments in Alekseevsky, located on Malomoskovskaya Street.
Current listings demonstrate the risks of relying automatically on portal aggregates: a fractional ownership interest with an abnormally low recalculated price per square metre is not a comparable residential apartment and should not influence the building benchmark.
Lime is one of the newest completed buildings within the district’s quality segment. Located on Staroalekseevskaya Street near Alekseevskaya metro station, the project was commissioned in 2022.
It is a completed residential building with legally residential apartments, so continued sales after commissioning do not prevent it from participating in REPI. Current individual listings can trade substantially above historical or general project-level figures.
Alekseevsky is a completed business-class residential development on Malomoskovskaya Street, commissioned in 2012.
It represents an earlier generation of quality residential development in the district than 1147 or Lime, but its characteristics give it a distinct position relative to Alekseevsky’s mainstream housing stock.
The development contains legally residential apartments, provides two-level underground parking and has controlled access to its residential grounds.
Its location on Malomoskovskaya Street is particularly relevant to the structure of the local market. Together with the newer 1147 development, it creates a small cluster of quality residential buildings from different generations.
Current public market depth is limited. An individual apartment can provide useful evidence of current asking levels, but the available sample is not sufficient to establish a robust house-level benchmark.
Alekseevsky is therefore included in the Russian Estate editorial TOP but is not given a separate weight in the current REPI calculation.
MIRA is the principal new development capable of influencing the upper residential segment of Alekseevsky in the future. The project is located on Prospekt Mira.
As of the research date, construction is ongoing and the stated completion period falls in 2027. Russian Estate therefore treats MIRA as important future supply but does not include it either in the TOP of completed buildings or in the current REPI.
Alekseevsky also contains projects offering non-residential apartment formats. These can represent a separate alternative for some buyers, but Russian Estate does not combine them with legally residential apartments when calculating residential REPI.
Key factors include the particular building, distance from the metro, micro-location, position relative to Prospekt Mira and other major roads, floor, views, window orientation, size and layout, legal status, common areas, underground parking, condition, renovation quality, total acquisition budget and competing listings.
The established Moscow environment, metro access, relatively convenient connectivity with central Moscow, proximity to major recreational areas, a compact contemporary residential segment and relative scarcity of new high-quality buildings. EgoDom, Serebryany Fontan, 1147, Lime and Alekseevsky provide several different quality-residential scenarios.
The predominant housing stock is heterogeneous. Contemporary business-class projects coexist with older buildings. The district does not offer a large selection of new premium developments, and some addresses require careful assessment of traffic noise, window orientation and legal property status.
The district is particularly relevant for owner-occupiers who want an established Moscow environment, metro access and the option of a contemporary business-class residential building. It can also work well for families.
The district is less obvious for buyers who require a very broad selection of new business- and premium-class developments or an entirely new homogeneous urban environment.
The investment logic of Alekseevsky is based on an established location and a limited number of contemporary quality residential buildings. A strong apartment in a strong project can retain a pricing advantage over mainstream housing, but entry price is particularly important.
MIRA creates a new reference point for the upper part of the local market and may create additional competition for existing buildings after completion.
Alekseevsky is a good example of a district where the number of strong projects is relatively small, but the differences between them are significant.
EgoDom should not be analysed in the same way as the much larger Serebryany Fontan. Different legal property formats within Serebryany Fontan should not be combined indiscriminately. A fractional ownership listing in 1147 should not distort the apparent average price. And in Lime, a historical aggregated figure should not automatically be treated as an accurate representation of current market supply.
In Alekseevsky, meaningful property analysis begins where the district-wide average price ends.
First comes the micro-location. Then the right building. Then the particular apartment. Only after that should its price be assessed.
