Akademichesky is an established district where a high-quality modern residential building is a relatively scarce product. This makes it particularly important to compare individual buildings with each other rather than relying on a district-wide average.

One of the district’s principal advantages is its maturity. Transport, schools, academic and scientific institutions, shops, services, healthcare facilities and public spaces are already in place. A buyer acquires an apartment within a functioning part of Moscow rather than relying on infrastructure expected to appear several years later.
The second factor is location. Akademichesky is relatively close to central Moscow and is well connected with the key areas of the city’s south-west.
The third factor is the limited number of genuinely high-quality modern residential buildings. Most of the district was developed long ago. As a result, a strong business-class or contemporary residential building does not disappear among dozens of comparable projects. It can occupy a distinct position within the local market.
In this district, beginning a property search by sorting listings according to price per square metre can be particularly misleading. The first step is to identify the right part of the district and the appropriate transport scenario. The next is to compare the buildings themselves: age, architecture, engineering systems, parking, grounds, entrances and quality of management. Only then should the individual apartment be assessed — its floor, window orientation, layout, condition and renovation. Price comes last.
Akademichesky is relatively compact, but its residential micro-locations differ considerably.
The principal advantage of this part of the district is transport accessibility. The completion of Level Akademicheskaya has strengthened the quality residential segment immediately around the metro. For buyers who prioritise a very short walk to the station, this micro-location has become one of the most obvious options for contemporary housing within the district. At the same time, proximity to the metro also means a more intensive urban environment and greater traffic flows. Window orientation and the precise position of an apartment within the building are therefore particularly important.
One of the district’s most noticeable clusters of contemporary housing has developed in this area. The key project is Novocheremushkinskaya 17. It differs substantially from much of the surrounding housing stock in terms of age, architecture and overall residential environment.
This street combines residential buildings from different periods and market segments. The heterogeneous nature of Akademichesky is particularly visible here: conventional housing stock exists alongside rarer quality buildings such as Akademicheskaya Zhemchuzhina and Piramida.
This part of the district combines an established urban environment with individual modern residential buildings. Vavilov DOM is one of the projects that creates a distinct quality segment here.
This location benefits from good connectivity with other parts of south-west Moscow and access to major transport routes. Novye Cheryomushki introduces a relatively modern quality residential product that differs noticeably from much of the surrounding housing stock.
Akademichesky is not a new-development district in the conventional sense. A substantial proportion of its housing stock was built during the Soviet period. Individual new residential buildings and complexes appeared later, but they did not replace the district’s existing urban fabric.
This is why the average district price has limited practical value for buyers looking for quality residential property.
The range of prices per square metre within the district is substantial. Apartments in conventional housing stock can belong to an entirely different price category from properties in modern business-class buildings. Even within a single quality residential project, asking prices can vary considerably. Price is influenced by apartment size, floor, views, layout, condition, quality of renovation and the volume of competing supply within the particular building.
Small turnkey apartments with expensive interiors can distort the overall picture particularly strongly, as can penthouses and large apartments with exceptional views. An individual ASK of around RUB 1 million per sq m therefore does not mean that the entire building should be valued at that level.

REPI provides a benchmark for the price per square metre within the quality completed residential stock of Akademichesky. It is not an average price for all apartments in the district. The calculation is based on publicly available ASKING prices.
The basket includes completed residential buildings with legally residential apartments that Russian Estate considers relevant to the quality segment of Akademichesky. A building can enter the calculation after it has officially been commissioned. Continued sales by the developer do not constitute grounds for excluding an already completed building.
Buildings and phases still under construction are excluded until official commissioning. Non-residential apartments are not mixed with legally residential apartments. Obvious duplicate listings are removed. Penthouses, exceptionally large apartments, substantial terraces and other atypical formats capable of disproportionately affecting the result are analysed separately.
A median asking-price benchmark is established for each eligible building. The median across those buildings is then calculated.
An exceptionally thin or atypical listing sample may be a reason not to use a particular building in the current REPI calculation even if that building remains in the Russian Estate editorial TOP. REPI is an analytical indicator, not official statistics for registered property transactions.
There is no reason to artificially create a TOP-10 or TOP-15 for Akademichesky. Based on its analysis, Russian Estate currently identifies seven completed residential buildings and projects that form the most interesting part of the district’s quality residential supply.
The TOP is not a ranking by price. A higher price per square metre does not automatically make one building better than another. The selection considers architecture, age and quality of the building, engineering systems, parking, grounds, location, privacy, management and the project’s position within the local market.
One of the newest and most notable residential projects in Akademichesky. Its principal advantage is its immediate proximity to Akademicheskaya metro station combined with a contemporary business-class format. The building has been commissioned and is now a full participant in the district’s completed residential market. Price analysis requires particular care because small units, larger apartments, developer inventory, resale properties and apartments with completed interiors can produce fundamentally different prices per square metre.
One of the strongest contemporary residential projects in the district. The business-class development was commissioned in 2020 and introduced a high-quality residential product into an established urban environment. Public listings show a substantial spread in asking prices, so it is particularly important to separate the underlying value of the building from the value of a particular interior.
One of the district’s notable examples of an earlier generation of business-class residential development. Located on Dmitriya Ulyanova Street, it stands out from much of the surrounding housing stock. Underground parking, controlled grounds and higher-quality common areas create a distinct residential segment.
A contemporary completed project on Vavilova Street and an important participant in the quality basket for Akademichesky. Public ASK levels can be lower here than in the district’s most expensive buildings, which makes the project important for REPI: the index should represent the quality segment as a whole rather than only its most expensive properties.
A completed contemporary residential development on 60-Letiya Oktyabrya Prospekt. Its value to the local market lies in providing a more modern residential format within an area dominated by established housing stock. Public ASK prices show a wide range, much of which is explained by apartment condition and renovation quality.
One of the most recognisable high-rise residential buildings of an earlier generation in Akademichesky. Completed in 2009, it is notable for its large apartment formats and characteristics that distinguish it from the surrounding stock. The current public listing sample is too thin and atypical for a reliable REPI benchmark, so Vektor-Haus remains in the editorial TOP but is not a core participant in the current REPI calculation.
A completed business-class residential development on Dmitriya Ulyanova Street, commissioned in 2010. Controlled grounds, underground parking and individual architecture preserve its relevance within the local market. The current public listing sample is too limited and dominated by atypically large formats, so the building can remain in the quality TOP without necessarily being included in the current REPI basket.
Akademichesky remains predominantly an established district. New residential projects tend to appear individually, which means that each high-quality new building can potentially have a noticeable impact on the upper segment of the local market.

The principal advantages are its established urban environment, transport accessibility and relative proximity to central Moscow, strong academic and scientific identity, and the limited number of high-quality modern residential buildings. For the strongest projects, this creates relative scarcity.
The principal limitation is also a consequence of the district’s maturity: the housing stock is highly heterogeneous. A substantial proportion belongs to older periods of construction. Akademichesky is not a single newly developed quarter with a unified architectural concept, and the selection of genuinely new residential buildings is limited.
The district is particularly relevant for owner-occupiers. It suits buyers who value established Moscow, metro access and mature infrastructure, while still wanting the option of a quality contemporary residential building without moving into a large new development. Akademichesky also works well for a family scenario because of its established educational and everyday infrastructure.
The district is less obvious for buyers who want an entirely new and visually homogeneous urban environment or a large selection of premium projects with a club-style concept, a high degree of privacy and corresponding lifestyle infrastructure.
The investment logic of Akademichesky is based primarily on the scarcity of high-quality modern residential supply within an established district. A strong completed building close to the metro can retain an advantage over mainstream housing because of characteristics that cannot be reproduced quickly.
However, a high ASK in a new building does not automatically imply strong potential for further price growth. The volume of competing supply, future development, liquidity of the layout, total acquisition budget and the risk of overpaying for an expensive interior should all be considered.
Akademichesky is interesting precisely because of its heterogeneous character. If the district is viewed through a conventional average price per square metre, modern quality residential buildings become mixed with a much larger volume of older housing stock. For a buyer looking for a strong apartment, that approach has limited practical value.

In Akademichesky, the objective is not simply to buy the district. It is to buy the right building within the district.
Only after the building has been selected does it make sense to determine whether a particular apartment is appropriately priced.
