Nevsky Residential Complex
A completed residential quarter near Vodny Stadion metro station, with seven buildings, 3.1-metre ceilings, private courtyards, underground parking and its own landscaped park with water features.
Nevsky is located between Vyborgskaya Street and Admirala Makarova Street, close to Leningradskoye Highway. Developed by KROST in several phases between 2016 and 2023, it is now a fully established residential development.
The seven buildings comprise approximately 2,000 apartments and serviced apartments. This is a substantial urban development rather than an intimate private residence, with its appeal centred on landscaped grounds, transport connections and access to green spaces.
Architecture & Apartments
The buildings vary in architecture and height, with the tallest rising to 34 storeys. The façades feature clinker brick, large windows, bay windows and French balconies.
A maritime theme continues through the entrance halls. Selected common areas were created with British yacht designer Evan K. Marshall, using timber, leather and details inspired by contemporary yacht interiors.
Standard ceiling height is 3.1 metres. Depending on the building and apartment, layouts may feature corner or panoramic glazing, low window sills, bay windows and balconies.
As Nevsky was completed in several phases, layouts, the number of apartments per floor and the design of the common areas vary between buildings. Choosing the right building is therefore almost as important as choosing the apartment itself.
Private Grounds
Landscaping is one of Nevsky’s defining features.
A landscaped park runs between the buildings, with walking paths, mature trees, ornamental planting and water features. A canal connects several small ponds, while the Ice Grotto is one of the development’s distinctive landscape elements.
The courtyards are protected from through traffic and include children’s playgrounds, sports facilities, walking routes and areas for relaxation.
Beyond the development are the Golovinsky Ponds, Khimki Reservoir and Pokrovskoye-Streshnevo Park.
Parking & Security
Nevsky provides approximately 738 spaces in underground car parks, together with a limited number of above-ground visitor spaces.
With around 2,000 properties across the development, parking capacity is considerably lower than the number of residences. Buyers who require a car should ideally secure a parking space at the same time as the apartment.
The grounds are access-controlled, with CCTV, security and concierge services. Lifts connect the residential floors with the underground parking levels.
Families & Education
Nevsky sits between the established Voykovsky and Golovinsky districts, with state schools, nurseries, sports facilities and extracurricular education available in the surrounding neighbourhoods.
For families, the advantage is the combination of established educational infrastructure, landscaped courtyards and extensive green spaces nearby.
If access to a particular state school is an important consideration, the relevant campus, current admissions rules and actual walking route from the chosen building should be checked individually.
Local Amenities
Vodny Stadion metro station is approximately 10–12 minutes away on foot, depending on the building. Baltiyskaya Moscow Central Circle station is also within walking distance.
The Vodny shopping centre and Metropolis are nearby, providing shops, restaurants, a cinema and fitness facilities. Everyday shops, cafés and services are also available around the development itself.
For drivers, convenient access to Leningradskoye Highway provides connections towards central Moscow, the Third Ring Road and Sheremetyevo Airport.
Points to Consider
With approximately 2,000 apartments and serviced apartments, Nevsky is a large development. Buyers looking for the privacy and limited number of neighbours associated with a club-style residence should consider a different type of property.
The buildings were completed in different years and vary noticeably. Floor, number of neighbours, distance from the metro and position relative to the landscaped areas should all be assessed individually.
Window orientation is particularly important: proximity to Leningradskoye Highway and other urban roads makes views and noise levels meaningful considerations.
The legal status of the individual property should also be checked, as Nevsky includes both conventional apartments and units legally classified as non-residential premises.
Russian Estate View
Nevsky’s principal strength is the landscaped environment created within a large urban development.
Ceilings of 3.1 metres, distinctive architecture, landscaped courtyards, a private park with water features, underground parking and a metro station within walking distance create a convenient setting for everyday life.
At Nevsky, however, choosing the right property begins with choosing the right building and position within the development.
We would compare:
building + floor + view + orientation + noise levels + layout + legal status + parking.
This combination has a greater influence on the quality of an individual property here than the name of the development alone.
