Description

The office quarter represents a new business landmark in the north-west of Moscow, seamlessly combining cutting-edge architecture, advanced technology, and an exceptional level of comfort for modern enterprises. The development comprises two striking towers rising 23 and 35 storeys, connected by a shared podium and forming a contemporary architectural ensemble with a total area exceeding 120,000 sq. m.

Designed by UNK architects, the project embodies the aesthetics of a world-class business destination. Expansive floor-to-ceiling glazing accentuates the dynamic silhouette of the towers, maximizes natural daylight, and offers panoramic views of the surrounding waterfronts and green landscapes. At the heart of the complex is a dramatic double-height atrium spanning 900 sq. m, creating an impressive arrival experience with elegant lounge areas and the atmosphere of a premium international business address.

The development offers a diverse collection of office spaces ranging from 74 to 2,510 sq. m, with flexible layouts that can be tailored to the requirements of companies of any scale. Ceiling heights of 3.4 metres, panoramic windows with natural ventilation functionality, and highly adaptable floorplates provide an ideal environment for efficient, future-oriented workplaces.

A particular emphasis has been placed on next-generation engineering systems. An intelligent building management platform integrates all key infrastructure into a unified digital ecosystem. Centralized air-conditioning and ventilation systems with advanced filtration and air sterilization technologies ensure superior indoor air quality, while dedicated cooling systems for server rooms support uninterrupted business operations and mission-critical infrastructure.

The landscape concept, created by L.Buro, transforms the surrounding grounds into a vibrant environment for work, networking, and relaxation. Multi-level landscaping, thoughtfully designed pedestrian routes, and private outdoor lounges create a unique atmosphere rarely found within traditional business districts. The podium level features open-air social spaces with sun decks, contemporary art installations, and informal meeting areas, delivering the character of a modern urban campus.

The project follows a true “city within a city” philosophy. Occupiers and visitors benefit from an extensive amenity offering that includes a 2,300 sq. m fitness and wellness centre with a swimming pool, a retail gallery, restaurants, curated food venues, a cinema, and a wide range of everyday services. Advanced digital solutions further enhance the user experience through biometric building access, remote visitor registration, and mobile signal amplification systems.

For those arriving by car, the complex provides a two-level underground parking facility with dedicated charging spaces for electric vehicles and supporting automotive services. An additional advantage is the direct underground connection to the metro station, ensuring seamless accessibility for both employees and guests.

Located within the rapidly evolving Pokrovskoye-Streshnevo district, the development enjoys one of Moscow’s most attractive business locations. The surrounding environment is defined by the Moskva River, the Khimki Reservoir, the valleys of the Skhodnya and Khimki rivers, and an abundance of landscaped green areas. Major sporting and entertainment venues, including Lukoil Arena and Chkalov Arena, are situated nearby.

Exceptional transport connectivity provides swift access to all key destinations across the capital. The Tushinskaya Metro and MCD-2 station are located just 200 metres away, while Volokolamskoye Highway can be reached within minutes. Travel time to Moscow’s city centre is approximately 25 minutes, and Sheremetyevo International Airport is reachable in around 30 minutes.

This is a destination designed for companies that view their office not merely as a workplace, but as a strategic asset—one that enhances corporate identity, attracts top talent, and reflects the ambitions of businesses operating at a global level.
