Description

EgoDom

An intimate residential development by Sergey Skuratov Architects near Sokolniki Park, with just 114 apartments, a private landscaped courtyard and approximately 240 underground parking spaces.

EgoDom is located on Novoalekseevskaya Street in Moscow’s Alekseevsky district. The development comprises two buildings united by a distinctive architectural concept and a private internal courtyard.

Completed in 2018, EgoDom is now an established resale market. With only 114 apartments, it offers a considerably more private residential environment than Moscow’s larger developments.

Architecture & Apartments

EgoDom was designed by Sergey Skuratov Architects. Its façades are finished in German clinker brick in deep coffee and terracotta tones, with tall windows and strong vertical lines giving the buildings their distinctive character. A brick colonnade separates the internal courtyard from the surrounding city.

Standard ceiling height is approximately 3 metres. The development includes spacious family apartments, extensive glazing and private storage outside the apartments.

The rarest properties are four duplex penthouses, approximately 180–320 sq m, with private open terraces and double-height spaces reaching around 6 metres.

On the upper floors, the combination of elevation, orientation and views towards Sokolniki Park or the Moscow skyline can have a significant impact on the quality of an individual apartment.

Private Grounds

EgoDom has a compact but private landscaped courtyard, closed to through traffic and outside visitors.

The grounds include walking areas, children’s and sports facilities and spaces for residents to relax. The brick colonnade provides an additional architectural boundary between the courtyard and the surrounding streets.

The real extension of EgoDom’s private grounds is Sokolniki Park, located within a short walk of the development. For a relatively intimate city residence, proximity to one of Moscow’s major green spaces is a significant advantage.

Parking & Security

EgoDom has a two-level underground car park with approximately 240 spaces, together with a car wash and direct lift access to the residential floors.

With only 114 apartments, this represents more than two parking spaces per apartment across the development — an unusually strong ratio for a Moscow residential project of this size.

The development is gated and access-controlled, with CCTV, 24-hour security and concierge service. The complex is managed by EGO-COMFORT.

Families & Education

Family infrastructure was incorporated into the original concept, including space for a nursery within the development.

State School No. 1539 is also within walking distance.

For families, however, one of EgoDom’s strongest advantages is the immediate proximity of Sokolniki Park, providing extensive space for walking, sport and time outdoors with children.

Local Amenities

Alekseevskaya metro station is approximately 12–15 minutes away on foot.

The surrounding neighbourhood is well established, with supermarkets, cafés, fitness facilities, pharmacies and healthcare services nearby. By car, there is convenient access towards Prospekt Mira, the Third Ring Road and central Moscow.

EgoDom is not located in one of Moscow’s principal restaurant districts. Its appeal is more about privacy, architecture and everyday life near a major park than having an extensive dining and nightlife scene immediately outside the building.

Points to Consider

EgoDom’s private grounds are attractive but relatively compact. This is best understood as an intimate urban residence, rather than a large residential quarter with extensive internal infrastructure.

Standard ceiling height of around 3 metres is comfortable but not exceptional for the premium segment; the dramatic double-height spaces of up to approximately 6 metres are limited to rare duplex residences.

The development is now a resale market, so the quality of interior finishes and owner-installed engineering should be assessed individually.

Building, floor and orientation are also important. An apartment overlooking the park, the private courtyard or the surrounding urban environment can offer a very different living experience even at a similar size.

Russian Estate View

EgoDom’s defining qualities are its architecture, privacy and proximity to Sokolniki Park.

Just 114 apartments, distinctive architecture by Sergey Skuratov, a private landscaped courtyard and an unusually generous amount of underground parking create a residential environment that feels very different from the larger developments in this part of Moscow.

The upper floors and rare duplex penthouses with private terraces are particularly noteworthy.

When choosing an apartment here, we would compare:

building + floor + orientation + view + layout + quality of interior + parking + storage.

At EgoDom, the value of an individual apartment depends less on size alone and more on its position within a small and architecturally distinctive development.
