IzMayLovo Residential Complex

A contemporary residential development in established Izmailovo, offering just 348 apartments, three-metre ceilings, underground parking and some of the district’s best green spaces within walking distance.

IzMayLovo is located on Nikitinskaya Street, in a well-established part of the Izmailovo district. The development comprises two monolithic buildings of varying heights, connected by a shared podium and underground car park.

With only 348 apartments, IzMayLovo offers a more intimate residential environment than Moscow’s large-scale developments with thousands of homes.

Architecture & Apartments

The project was designed by the architectural practice ARCH Project-2. The façades combine granite, decorative render and mosaic detailing, while the upper floors incorporate penthouse-style residences with terraces.

The development consists of two buildings, rising to approximately 19–21 storeys.

Apartments range from approximately 40 to 148 sq m, from compact one-bedroom properties to spacious family residences. The apartments were originally delivered without interior finishes, allowing owners to create individual layouts and interiors.

Standard ceiling height is 3 metres, with higher ceilings found in certain apartment types and areas.

Each entrance is served by passenger and service lifts with direct access to the underground car park.

Private Grounds

The development includes landscaped areas, children’s playgrounds and spaces for residents to relax.

However, it is important to distinguish IzMayLovo from developments built around extensive private parkland. Its grounds are relatively compact and less secluded than those of some neighbouring residential complexes.

The advantage here is different: a more contemporary and relatively intimate residential development within an established, green Moscow neighbourhood.

Lilac Garden is approximately a 9–10 minute walk away, while Serebryano-Vinogradny Pond can be reached in around 11–13 minutes. Beyond it are historic Izmailovo Island and some of the district’s principal walking areas.

Underground Parking

The original project provides for a two-level underground car park with 480 spaces.

Against 348 apartments, this represents a strong ratio of approximately 1.4 parking spaces per apartment across the development.

Lifts provide direct access to the parking levels. When purchasing a particular apartment, we recommend confirming whether a parking space is included, its dimensions and its position in relation to the relevant entrance.

Families & Education

One of the practical advantages of the location is the proximity of School No. 1290.

One of its school buildings is located at 7 Nikitinskaya Street, approximately 5–6 minutes on foot from IzMayLovo.

The original development also included a separate two-storey preschool building designed for 50 children.

There are additional state preschool facilities and private nurseries throughout the neighbourhood, including private childcare options on Nikitinskaya Street.

For families purchasing specifically with a particular state school or nursery in mind, we recommend confirming current admissions requirements and the relevant educational campus before proceeding.

Local Amenities

IzMayLovo is located within a mature residential neighbourhood, with supermarkets, pharmacies, healthcare and everyday services already established nearby.

One of the location’s principal advantages is its access to green space. Lilac Garden is approximately 9–10 minutes away on foot, while Serebryano-Vinogradny Pond is around 11–13 minutes away.

The nearest metro station is Izmailovskaya, approximately 15–19 minutes on foot depending on the route. Pervomayskaya and Partizanskaya stations are also accessible, as are transport connections towards the Moscow Central Circle.

The metro is therefore not one of the development’s strongest advantages. Buyers who expect to use it every day should walk the route themselves before purchasing.

Points to Consider

IzMayLovo is a relatively modern development, although most apartments are now offered on the resale market. As a result, the quality and style of owner-completed interiors can vary considerably.

The grounds are more compact and less private than those of some neighbouring developments. Buyers for whom a large, fully enclosed courtyard is a priority may wish to compare IzMayLovo with other residential complexes in the area.

The walk to the metro also takes approximately 15–20 minutes.

In return, the development offers just 348 apartments, relatively modern building systems, strong underground parking provision and newer housing stock than much of the surrounding neighbourhood.

IzMayLovo’s principal advantage is the combination of a contemporary residential development with the established character of Izmailovo.

With only 348 apartments, it avoids the scale of a large residential quarter while still offering three-metre ceilings, underground parking, family-sized layouts and a school within a few minutes’ walk.

It is particularly well suited to buyers who want to live in one of Moscow’s greener established districts while preferring contemporary architecture and building systems to older housing stock.
