Vinogradny Residential Complex
A completed residential development by Serebryano-Vinogradny Pond, offering private landscaped grounds, spacious apartments and underground parking for 1,174 cars.
Vinogradny is located in Moscow’s Izmailovo district, close to the water, historic Izmailovo Island and extensive green spaces. Its four buildings comprise 726 apartments set within more than three hectares of private grounds.
This is first and foremost a development designed for comfortable family living. It offers a quieter alternative to the density of central Moscow, with spacious apartments, a secure car-free courtyard, extensive underground parking and the opportunity to reach the waterfront and parkland within minutes.
Architecture & Apartments
Vinogradny’s architecture is a contemporary interpretation of classical design. The façades are finished in porcelain stoneware and feature French balconies and panoramic glazing.
The development incorporates Megrame Medis timber-framed windows, Stopsol solar-control glass, Dierre entrance doors and BLT Brilliant lifts.
The four buildings vary in height, reaching up to 18 storeys. Original ceiling heights range from 3.1 to 3.4 metres.
Alongside conventional family apartments, Vinogradny offers a number of less common formats, including duplexes, residences with verandas and terraces, winter gardens and extensive glazing.
Today, Vinogradny is an established resale market. Apartments of a similar size can therefore differ considerably in layout, interior design and overall condition.
Private Grounds
More than three hectares of private gated grounds are one of Vinogradny’s principal advantages.
The development follows a car-free courtyard concept, with landscaped areas, walking and cycling paths, children’s playgrounds, sports areas and spaces for residents to relax.
Serebryano-Vinogradny Pond and historic Izmailovo Island are nearby, while the extensive green spaces of Izmailovo provide excellent opportunities for walking, running and cycling.
For families, this is an unusual combination: the convenience of living in Moscow with water and extensive parkland virtually on the doorstep.
Parking & Security
Vinogradny has a two-level underground car park with 1,174 spaces — equivalent to approximately 1.6 parking spaces per apartment across the development.
When purchasing an apartment, it is worth confirming whether a parking space is included, as well as its dimensions and position in relation to the relevant building.
The grounds are gated and access-controlled, with 24-hour security and CCTV.
Families & Education
One of the nearest state education centres is School No. 1290, with one of its buildings approximately 600 metres from Vinogradny.
Around one kilometre away is School No. 444, known for its strong focus on mathematics and physics. School No. 1508, another large educational complex, is also located in the Izmailovo district.
For younger children, there is an especially convenient option: Discovery City Izmailovo, a private bilingual preschool club located within the Vinogradny development itself.
For buyers choosing a home with a particular state school in mind, we recommend confirming current admissions requirements and the relevant school campus before purchasing.
Local Amenities
Izmailovo is a well-established Moscow neighbourhood, so the everyday infrastructure is already in place.
There are public and private medical facilities, diagnostic laboratories and pharmacies nearby, while a MEDSI clinic is located on Pervomayskaya Street. Everyday shopping includes Super Lenta, Perekrestok and other supermarkets and local stores.
The nearest metro station is Izmailovskaya. Depending on the building and chosen route, the walk typically takes approximately 10–16 minutes.
The restaurant and social scene is considerably quieter than in central Moscow. Vinogradny is better suited to buyers who value space, greenery and family life over having a large selection of restaurants immediately outside their door.
Points to Consider
The development was completed in 2014, which means the condition of individual apartments can vary considerably. Some properties have contemporary interiors and are ready to move into, while others may justify a complete refurbishment, including upgrades to their engineering systems.
The orientation of the apartment is also important. Views towards the greenery, water or landscaped courtyard can create a very different living experience from apartments facing the surrounding urban development, even when their size is identical.
The metro is within walking distance, but it is not immediately adjacent to the development.
Russian Estate View
Vinogradny’s greatest strength is the amount of space it offers for everyday life.
More than three hectares of private grounds, extensive underground parking, spacious family apartments and Serebryano-Vinogradny Pond nearby make it particularly attractive to families.
When choosing an apartment here, we would look beyond the price per square metre and consider the combination of:
building + floor + view + layout + condition + parking.
At Vinogradny, a smaller apartment in the right position can be a more compelling purchase than a larger one.
That is why we believe the key is not simply to choose the right number of square metres — but the right apartment in the right building.
